Grading (or regrading) is reshaping the surface of a property so water drains where you want it to - away from the foundation, out of the low spot, and toward a swale or drain point. On a lot that slopes the wrong way, it is the real fix and often the only one that works.

A lot of drainage problems come down to pitch, not pipe. If the ground next to the house slopes toward the foundation, a French drain or yard drain just moves water to a spot that still can't get rid of it. Regrade the lot so it slopes away, and in many cases you don't need a drain at all - or you need a much smaller one.

We bring machinery for larger regrades and shape the ground to the right drainage fall, then re-establish the grade so grass and landscaping recover. It pairs cleanly with our drain work: grade the lot right, lay the pipe to the new low point, and water has a path the whole way off the property.
